We found that there were
many homes along the shoreline of both Lake George and Oaks Pond that do not
conform to these regulations. (shown in photos)
The reason for this is that
many of these homes were built prior to the enactment of the zoning
ordinance and as a result are sited closer to the water than is currently
permitted.
It is important to try to
reduce the number of nonconformities over time because residential units in
close proximity to the water generally contribute larger amounts of
nutrients and contaminants to a lake.
New homes built on the
shoreline must abide by the regulations. And older camps that need to be
replaced must also meet the setback requirements to the greatest possible
extent.
