Future Development
¥Land clearing on Young Road
¥Commercial areas
¥Golf course
¥Pipeline and Gerabro Acre Roads
During our surveys and assessment of the current state of development in the watershed, we became concerned with some specific areas.  We saw large areas of cleared land along Young road, and being near the water these are potential areas for future development.  In the meantime, the cleared land contributes more phosphorus to the lake than it would if it was still forested.  The salvage yard on Ward road and the commercial areas on Rte 3 are also a concern because of their potential for leaching unknown contaminants into the watershed, and the large area of exposed land for parking areas or other purposes.  The golf course on Bolton Hill Road is a concern because they have plans to expand across the road, into the watershed. pesticides or fertilizers that are used have the potential to be washed down hill towards the lake.  Our biggest concern was the amount of cleared land and erosion on Pipeline Road and Gerabro Acre Road, as this picture from Pipeline Road shows.  Areas of exposed soil like this are experiencing severe erosion and must be stabilized.  The potential for non shoreline development is high in this area as well.
Efforts must be made to limit development in the future and to address specific problems with buffer strip and roads.  While development in the watershed is inevitable, it can be done in a way to minimize degradation of Togus Pond.

Next, Kara will be talking about the Phosphorus budget.
